The area between the railway line and State Highway 2 can accommodate 2,400 dwellings. Although it will take 30+ years to be fully developed, we need to ensure that adequate land is reserved for some of the key land uses that are vital to make Omokoroa a great place to live, learn, work and play.

As it is important these land uses be placed at the best locations, we need to set aside those locations before urban development occurs in the area.
Council, with the assistance of consultants, has developed four options, showing different locations and combinations for these land uses. Opportunities and limitations for each option are also outlined, and your feedback on the options would be appreciated.
You will notice that certain areas are identified for 'Medium Density Residential'. This means an average density of one dwelling per 250m2 (compared with around 500m2 for conventional residential). This density is what you would normally find in a retirement village, townhouse or unit title development (examples can be found beneath the 'Documents' panel on the right).
The retail, commercial and village centre will comprise of shops, offices, restaurants, cafes and community facilities, such as Council offices, library and multi-purpose meeting facilities. Once a preferred location has been selected for this centre, a more detailed plan will be developed. The detailed plan will be presented to the community within the first quarter of 2019.
